    • We will allow one small, well behaved dog only by request.

    • Smoking or vaping is strictly not allowed anywhere inside the property or in the garden.

    • Flint Cottage is situated in a quiet village with close neighbours and so we ask you to be respectful of this setting and that there will strictly be no loud music, parties or social gatherings.

    • We expect all guests to treat the property with care and the same respect that they would with their own home and you must not use the property except for the purpose of a holiday.

    • Please familiarise yourself with our full Terms and Conditions before your visit to Flint Cottage.

  • Are dogs allowed at Flint Cottage ?

    We will allow one small, well behaved dog only by request. There will be a £60 fee.

    Is Flint Cottage suitable for children ?

    There are two double bedrooms at Flint Cottage, both with very comfortable Victorian brass double beds, so it would be more suitable for families with young children - or for one or two pairs of couples holidaying together.

    Is there parking at Flint Cottage ?

    Yes there is a private allocated parking space at the rear of the cottage, though the actual parking area is a shared space with our neighbours. The allocated car parking space is over to the left by the Flint Cottage garden gate at the rear of the house on West Street. It should be noted that it can be quite tricky to manoeuvre in and out of this area so due care and attention is needed.

    What time is check-in ?

    Check-in time is 4 pm or after please - if you arrive any earlier then it is possible that the cottage may not yet ready for you. Please also do not arrive after 10 pm as this will risk disturbing our neighbours.

    What time do we need to leave at the end of our stay ?

    Please vacate the property by no later than 10 am on the day that you are due to leave - this allows essential cleaning and preparation work to be carried out for the next guests.

    Is there WiFi at Flint Cottage ?

    Yes there is indeed WiFi and this is complimentary during your stay.

    How accessible is Flint Cottage ?

    As Flint Cottage is an historic building and Grade II listed it has not been possible for it to be adapted as wheelchair friendly.

    Are there any places to eat or shops nearby ?

    Yes there certainly are - there are very good pubs located within a short walking distance of Flint Cottage - as well as The Star Inn where you can book a table for fine dining if you so wish. There is also a very good general store in the village where you can pick up an excellent choice of groceries & wine. There are numerous other fantastic pubs within a short distance in the area.

    Does Alfriston get busy ?

    Flint Cottage is located on the iconic North Street in the heart of Alfriston and yes, traffic can get a little busy and even a little noisy - but in the evening things usually quieten down and the village takes on a different hue...if you’re looking for a little less hustle & bustle then the village location may not be for you.

  • Welcome to Flint Cottage. Please read these booking Terms & Conditions as they are important and govern what is expected of you.

    We strongly advise you take out comprehensive travel insurance to cover cancellation costs and your stay in the property. If you choose not to then you accept responsibility for any loss that you may incur.

    Agreement

    • Booking a stay at Flint Cottage signifies your agreement to be bound by the Terms and Conditions as set out below.

    • Once you have booked your stay, our agreement is a legal contract and subject to the terms of the contract in these terms and conditions.

    • We reserve the right to cancel or refuse a booking without a statement or reason at any time.

    • You agree that you will provide a guest list prior to arrival.

    • You agree to arrive at or after the check-in time of 4.00 pm for the booking & to leave on the final day of the booking no later than 10 am.

    • You agree to treat the property with due proper care and to leave the property in a respectful condition.

    Prices

    • The price includes accommodation for a maximum of four persons only - plus any additional extras chosen at the time of booking.

    • We reserve the right to alter our prices at any time and without notice.

    • We reserve the right to correct any pricing errors or inaccuracies, including confirmed booking prices.

    • Where VAT is chargeable, it is included in the sums given. If the rate of VAT changes before you have paid in full, we will be required to adjust the price of your booking accordingly.

    Cautionary Deposit

    • In making a booking, a cautionary deposit of £250 - payable no less than seven days before the beginning of your stay - is required against any breakage, loss or damage, caused by you or any member of your party. If the property is left in an unacceptable condition you agree to indemnify us in full for any loss or extra cleaning expense that we may incur as a result.

    • The property will be assessed after your stay and if no loss or damage is discovered, or excessive cleaning required, we will provide you with a full refund of the cautionary deposit within seven days. Otherwise, if any loss or damage is discovered then you will be informed of the amount to be deducted from the cautionary deposit.

    • If the reasonable cost of repairing or replacing any loss or damage to the property or contents exceeds the cautionary deposit, we will invoice you and charge your credit or debit card.

    • The cautionary deposit must be paid one week before check-in time. If your check-in time is between the last Friday in December and the first Friday in January, the cautionary deposit will be due no later than the 18th December.

    Payment & Bookings

    • Bookings are deemed provisional until the booking deposit and cautionary deposit - or full payment - are received and you receive email confirmation.

    • A 25% deposit of the holiday cost is payable at the time of booking with the remaining balance debited from your credit or debit card four weeks before your stay. If payment of the remaining balance of the booking fee by the due date is not made then this will cancel the booking and the booking deposit shall be forfeited.

    • Bookings made less than four weeks before your arrival date must be paid in full. The £250 cautionary deposit is due no less than seven days before your stay begins. Only once this deposit has been received will the access code to the property be released.

    • The contract binds you & all members of the party who are part of the booking. It is your responsibility as the lead booker to ensure that all members of your party accept the terms of the contract set out in these terms & conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

    • The maximum number of persons occupying the property must not exceed four persons and strictly only those listed on the booking form can occupy the property. No extra overnight visitors are allowed to stay at the property.

    • Bookings are accepted online only and we accept most forms of credit or debit card payments.

    • If your card is due to expire ahead of your final payment being taken, please contact us to arrange alternative payment.

    • Bookings cannot be accepted from persons under eighteen years of age.

    Amendments To Bookings

    • Bookings are not transferable and cannot be changed under any circumstance.

    • We are unable to change the date of your booking once the booking has been made.

    • If you decide to leave early - unspent nights at Flint Cottage are not refundable.

    Cancellation and Insurance

    • All cancellations must be notified in writing / email and once received we will confirm the cancellation.

    • Cancellations made by you at six weeks or less before your booking date will result in the deposit being forfeited. Cancellations made by you at four weeks or less will incur 100% of the entire booking fee.

    • In the event of force majeure (force majeure includes any event which we could not, even with all due care, foresee or avoid. Such events will usually include - whether actual or threatened - war, riot, civil strife, terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, epidemics, fire, closure, restriction or congestion of airspace, airports and ports and all other events outside our control or the UK Foreign Office advice) or any personal circumstances including unforeseen illness, where your booking needs to be cancelled, these cancellation terms will still apply.

    • We highly recommend you take out holiday insurance to cover yourself from any loss due to cancellation.

    • If for any reason we need to cancel or change your booking, we will inform you as soon as reasonably possible. If we need to make a significant change to your confirmed booking or need to cancel your booking, we will try and organise an alternative booking or process a refund - we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us

    • If our property must close due to government restrictions or your address is put into local/regional lockdown for your holiday dates and you are unable to travel, you will be refunded in full.

    • We reserve the right to cancel or refuse a booking without a statement or reason at any time.

    • Cancellations received after 12 noon are not effective until the following working day.

    Arrivals

    • We politely ask you to arrive for your stay from 4 pm onwards on the first day of your stay.

    • There is space for one car to park in the shared private driveway with our neighbours, and that space is to your left by the rear gate of Flint Cottage. Please be aware that entering and exiting the entrance threshold is narrow so please take extra care and it may be that an experienced driver should handle this in manouevring your car in and out of the driveway. We accept no liability for any damage caused to vehicles whilst in the car park area.

    Departures

    • Guests are required to leave the property by 10 am on the day of departure.

    • Failure to depart on time may result in a charge of a minimum day’s rental and other related costs.

    Liability

    • We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

    • You are responsible for the supervision of all members of your party under the age of 18 at all times.

    Data

    • Any data gathered during the course of this booking may be held only for the purposes of dealing with your booking or marketing purposes. Please refer to our Privacy Policy.

    Damages and Breakages

    • If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. We understand that sometimes minor breakages do occur and usually no charge will be made but if it is for something more significant then we may send you an invoice or make a charge against your security deposit for any loss or damage incurred by ourselves.

    Upkeep & Maintenance

    • Flint Cottage reserves the right to repair, maintain, or redevelop any area of the property without notice. We do not offer a discount or provide any form of refund or compensation in these circumstances.

    • We or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs or inspection.
